Meet the Living Properties team:
Ben is the President of Living Properties Inc. and also Chief Legal Officer at Living Group of Companies. Ben was Called to the Bar in 2009. After years of private practice in commercial real estate and leasing, Ben went in-house with a land development/builder where he spent the next decade developing and building complete residential communities (low-rise and mid-rise) throughout the GTA. Ben now leads Living Properties with his extensive legal and commercial real estate experience. Ben also remains active in residential development.
Ben holds a unique vision and philosophy for Living Properties. While growing the business is important to Ben, it’s equally important to him that Living Properties stays true to its roots as a family company by retaining the core beliefs of personal service, transparency and accessibility. Over the past 40 years, Living Properties has set itself apart from its competitors by its commitment to these core beliefs at meaningful value to its clients.
Winnie joined the Living Group of Companies since 1997 and was promoted to the role of Accounting Manager overseeing the accounting team in 2001. In 2010, she took on a dual role acting as Operations Manager before being promoted to the role of Senior Manager, Accounting & Operations in 2016. Winnie’s most recent promotion came in November 2020 when she took on the role of Director of Operations.
In her role as Director of Operations, Winnie overseas all day to day operations, provides financial and supervisory support to the Property Managers, Boards and the executive team, and ensures the delivery of management services.
Winnie has over 25 years’ experience in both real estate/property management industry and in property management accounting. She has a dedication to team building, customer satisfaction and enhancing customer service relations supports. Winnie holds a Bachelor of Business and Administration Studies from York University and is a member of good standing with Chartered Professional Accountants of Canada since 2000.
Fred is the Director of Business Development for Living Properties Inc. Fred received his CPA, CA in 2004 and has relevant experience around budgeting, forecasting, cashflow management and strategic planning. With years of experience in the financial sector, construction industry, and condominium design and development – Fred has unique knowledge on the requirements to operate an efficient and cost effective condominium corporation.
Fred is also the President of his own condo corporation, so he understands both sides and expectations of property management companies.
As a part of the Leadership Team, Fred is responsible to help grow Living Properties Inc. while ensuring the highest level of service, and remaining price competitive in the industry. His goal is to create value for our clients and exceed expectations.
Richard holds a Limited License with CMRAO, has 2+ years of experience as a property manager and over 10+ years in customer service and related fields. He joined Living Properties in 2020. During that time, he has accumulated experiencing managing residential units, condo units and commercial properties and has established an excellent reputation both with our clients and within the company.
Richard holds a Certification in Property Management from Humber College and specializes in residential properties. Richard’s vast years of customer service experience are assets that foster both client and tenant satisfaction.
Stanley has been a property manager since 1988 and currently holds a CMRAO General Licence. He began his career managing a 440-unit rental apartment building in downtown Toronto, and later managed commercial retails, offices, and Condo Corporations.
Stanley graduated from Seneca College with a computer operation diploma in 1980 and worked at the TD bank computer data centre for 5 years. He also completed hospitality courses and worked at the 4 stars Crown Plaza hotel for 4 years.
Henry has 17 years of experience as a property manager covering commercial, residential, rental apartments, high rise condominiums and high rise office buildings. He joined Living Properties in 2006 and returned again in 2021. He has accumulated excellent experience in property management, including working as a director of engineering at Courtyard Marriott hotel in Taipei, and also holds an electrical engineering degree which enables him to provide greater knowledge to clients.
Ming joined Living Properties in 2024. He has knowledge and experience managing both condominium residences and commercial properties.
Ming holds an Engineering degree from HKU and an EMBA from HKUST. His technical and business management background equip him with strong analytical and problem-solving skills. These skills enable him to address challenges efficiently, implement strategic improvements, and maintain a high standard of service when working with owners, residents, and partners.
Karl holds OLCM designation with CMRAO and R.C.M. designation with ACMO. He has over 26 years of experience as a property manager. He joined Living Properties Inc. in 1998. During that time, he has managed various types of residential, commercial, condominium and industrial properties. Karl is fluent in Korean.
